The Shops at Lake Ridge is a 3.7 acre office/ retail planned development located along the "going home" side of Old Bridge Road in Lake Ridge, VA. The site is zoned B-1 which allows for most retail uses by right. The current development plan envisions two retail pads along Old Bridge Road and a 38,500 SF 3-story office building toward the rear of the site. The pad sites are ideal for a bank, convenience retailers, and restaurants. The project’s development site plan is currently under review by the County and groundbreaking is expected in the second quarter of 2007.

Advantages include:

• Solid Infill Location: Located in the heart of the Lake Ridge retailing corridor along Old Bridge Road between Hedges Run Drive and the Prince William Parkway.
• Excellent Visibility and Access: Access to the site will be via one or more "right in/right out" curb cuts along southwest-bound Old Bridge Road and from northeast bound Old Bridge Road via a prospective, to-be-built left turn median break. • High Car Counts: 38,500 CPD pass by the site. This volume is expected to grow rapidly.
• Strong Demographics: The site has over 25,000 households in a three mile radius whose median income is more than $79,000. Over the next five years, this residential population is estimated to grow at a 2.71% annual rate, well in excess of national and regional rates. The site also benefits from the dense office worker population (17,024 in the 3 mile radius). This worker-base is increasing dramatically with the new 116,250 SF addition to the Prince William County Municipal Government Offices Complex, and as the 2005 BRAC consolidations to nearby Fort Belvoir and Quantico Military facilities take effect.
