Fauquier Crossing Shopping Center

Fauquier Crossing is a planned shopping center site located on the southeastern quadrant of the lighted intersection of Route 29 and Broad Run Church Road in New Baltimore (Fauquier County), VA. The center is to be anchored by a grocery store and is located adjacent to the Fauquier Bank branch on the corner. The location is 5 miles equi-distant to Gainesville and Warrenton. The immediate trade area serves as the commercial district for New Baltimore and is home to several commercial operations, but no existing shopping center.
VDOT reports 47,000 cars per day pass the site on Route 29. In 2003, there were 17,781 people and 6,179 households in a 5 mile radius around the site, and almost 16,000 people and more than 5,500 households in the trade area. There are at least 17 residential subdivisions submitted or approved in the New Baltimore trade area, adding approximately 3,000 new residential units over the next five years.
The current preliminary site plan shows a grocery anchored center totaling 65,000 sf with one pad building in the parking lot. The pad site, grocery anchor and in-line tenant spaces will all have excellent visibility to Route 29. The location and size of the pad building can be adjusted to accommodate individual tenant interest. The site is designed with a curb cut from the turn lane on Route 29 eastbound, a new curb cut from Route 600 and a third curb cut through the Fauquier Bank entrance on Route 600. Access will also be available through the Fauquier Bank branch entrance on to Route 29.
The site's B-1 zoning allows these contemplated retail uses and density by right, subject to county site plan approval. Public sewer and water were delivered to this site in late 2006. Site plan submission work is currently underway.
