Manassas Corner Shopping Center (formerly Merchant’s Center) is located on the hard corner of the intersection of Route 28 (Centreville Road) and Route 234 (Sudley Road) in Manassas, VA. This location is “Main and Main” in Manassas, as Route 28 and Route 234 are the region’s two most heavily traveled roads, with traffic counts totaling 65,000 cars per day. The site is also proximate to significant commuter traffic.

Walgreens, opening in Fall 2010, will anchor the center. At almost 34,000 SF, the center’s co-tenancy includes Five Guys Burgers, and T-Mobile. Prime restaurant and salon space for lease.

The property sits at two traffic lights on Route 234, has four curb cuts, two pylon signs and high traffic counts. The center was completely rebuilt in 1997 with a new brick façade and is architecturally very attractive. The site is across the street from Bloom, Rite Aid and CVS. A new Home Depot is located next to the Giant Food anchored center located 0.25 miles to the north on Route 28.

The submarket demographics are robust, with over 29,000 households in the 3 mile radius. Average household income for this radius exceeds $85,000 and the population for this radius is over 88,800.
